Brisbane One had nine tenancies that remained vacant for nearly three years after the development was completed, with minimal leasing progress despite being managed by a major property company.
After taking over the project, my focus was to reposition the tenancy mix and create a clear leasing strategy. I began by reviewing the services and infrastructure available in each tenancy, including grease traps, gas supply, water connections, and other provisions to determine which operators could realistically occupy each space.
From there, I developed a targeted leasing strategy, identifying businesses that would complement each other and contribute to a strong, balanced tenant mix. Working closely with the developer, we secured the first tenant , a gym and fitness operator by structuring an incentive package that aligned with the tenant’s business model while helping activate the development.
Securing this first lease created momentum for the project and acted as a catalyst in attracting additional tenants to the centre.
Brisbane One
Working with the developer, we took over the project from another major property company to deliver a different strategy for leasing and selling the ground floor retail tenancies. Because the retail spaces were essentially empty shells, we developed visual renders to help bring the opportunity to life. These renders illustrated what the tenancies could look like once fitted out and operating, allowing us to specifically target business operators by showing how their brand would look.
The development also included a rooftop tenancy on a separate title and a third level office space. As the developer’s objective was to sell the commercial tenancies, we worked closely with them to structure a three year rental guarantee, allowing us to take the investment opportunity to market while simultaneously running the leasing campaign.
Within the first two months we successfully sold Lots 21, 22, 23, 25, 26, and 30 to multiple investment clients. At the same time, we pushed forward with the leasing program, securing quality tenants for each space. This ultimately removed the need for the developer’s rental guarantee while achieving above market leasing outcomes, stronger lease structures, higher rent reviews, and long term tenants for the purchasers.
With the project completed, all parties were very pleased with the outcome. Several of the tenants are now delivering award winning services, and the rooftop bar has become a popular destination, regularly hosting NRL teams. Overall, the project has been a major success and a strong example of how the right tenant mix can transform a development and offering a different investment sale plan.
Linton Street
Working with the owners of the Mt Gravatt Homemaker Centre, I led the leasing of three tenancies, creating a targeted marketing plan aimed at attracting a major national retailer and two innovative retail concepts to the complex. Collaborating closely with the owners, we structured a highly competitive, low incentive deal and successfully secured the tenancy, which is now fully operational and performing exceptionally well.
In addition to this success, we partnered with the owner to identify additional sites for portfolio growth and to extend our leasing services, helping to create further opportunities for expansion.
